We make the home-selling process fit your life. Whether you’re moving down the street or across the country, every move takes time. Many sellers I meet with want to establish a list date that’s at least a month out, and others are ready to go the day that we meet. Don’t sweat it if you have repairs or improvements you want to make; we can use the time it takes to pre-market your home as well. When we meet, we will discuss market conditions, seasonality, and your preferred timeline so that we can do what’s best for you.

A Pricing Strategy to Match Your Goals

In today’s high-tech market, buyers are more informed than ever. When I’m working with buyer clients, they’ll tell ME which homes they think are overpriced or a great deal before I ever do my own market analysis. You can see why pricing decisions are critical. In my experience, our price has to be within 1% or 2% of what a buyer is willing to pay in order to capture their attention. 

When we work together, we’ll spend time discussing what your financial goals are for the sale and how to balance those goals with buyer demand. We will choose a pricing strategy based on what your priority is (net proceeds, speed of sale, or both). Pricing a home is far more nuanced than just looking at price per square foot in a neighborhood; there are about 20 factors that influence price that I research and discuss with you so that you can feel confident that your goals will be met.

Pricing alone won’t sell a home - you need a marketing plan! One of my favorite parts of the process is showing a seller the marketing tools we have to offer. Every listing will have professional photography with a gorgeous suite of high-definition photos. You can rest assured that with the tech platform we have at Compass, your listing will be seen on any home search website accessible to potential buyers. Social selling is also a major factor - other active agents and neighbors tend to be vocal advocates, so we engage them through direct marketing and social media strategies.

At Compass, we also have a three-phase marketing plan. It includes pre-marketing your home to an exclusive list of Compass agents and their clients, listing your home on Compass’ website in “Coming Soon” status, where you can be seen by all agents and their buyers, and finally, listing your home in the Multiple Listing Service. Our approach will be tailored to your goals to ensure your home can be seen by your prospective buyer!
