BEST 55+ Communities to Consider in West Houston!

If you're thinking about retiring and living in a 55+ Community in West Houston, you have fabulous options all over our area.  Whether you're considering a move to Katy, Fulshear, Richmond, or Cypress, there are wonderful senior living neighborhoods up and down the West Houston corridor.  In this post, I'm going to cover some of my favorite 55+ communities, and the exciting news we heard about Bridgeland.

Over the last 20 years, Houston has seen an explosion of 55+ neighborhoods, and I'm grateful for it. So many empty nesters and retirees want the comforts of their beautiful, larger homes without the headache of the maintenance.  Others are looking for opportunities to connect with others in similar walks of life, and these communities do just that.  Across all of these different neighborhoods, they share these key similarities:

  • At least one owner must be over 55 years old, and no one under 18 can permanently occupy
  • Private-use amenities exclusive for the use of 55+ residents
  • Highly active HOAs, frequently with dedicated social directors who coordinate a full calendar of events
  • Capitalization fees in addition to recurring monthly HOA dues

Here are the HOA dues, tax rates, amenities, and lifestyle (+ oddities!) that you can expect when you live in one of the five most popular retirement neighborhoods in West Houston.

Heritage Grand at Cinco Ranch in Katy

  • Located in the heart of Cinco Ranch, prices in Heritage Grand range from $280,000-$480,000.  The tax rates are a respectable 2.2% before the homestead and senior exemptions.
  • HOA dues are roughly $350/month for single-family detached properties, and higher for the attached townhomes/duplexes.  The dues cover front yard care, an active social calendar, re-staining the front door on a specific schedule, community grounds, guard gate, and private use pool/clubhouse/fitness center.  You also have full use of all of Cinco Ranch's other amenities.
  • Village Builders was the primary builder in this neighborhood.  All of them are little jewel boxes that have been lovingly maintained.  Most of the homes here are 20 years old and have gone through some kind of renovation.
  • Location couldn't be better - you're a 3 minute drive from La Centerra, 4 minutes to Grand Parkway, and about 10 minutes from I-10.

Bonterra at Cross Creek Ranch in Fulshear

  • Located on the west side of Cross Creek Ranch, homes in Bonterra range from $290,000-$800,000.  The tax rates are a bit higher at  2.76% before the homestead and senior exemptions.
  • HOA dues are collected annually at about $3300/year.  The bills come from both Cross Creek Ranch and Bonterra. The dues cover front yard care, an active social calendar, community grounds, automated gates, and private use pool/clubhouse/fitness center.  You also have full use of all of Cross Creek Ranch's other amenities.
  • Taylor Morrison was the primary builder in this neighborhood.  Construction just completed in 2025 and the last few new construction homes closed out in early 2026. The oldest homes were built back in 2017.
  • This is a fabulous community and a very social environment!

Del Webb at Fulshear

  • Located on the west side of 359, homes in Del Webb in Fulshear are more affordable than Cross Creek Ranch. Prices range from $270,000-$600,000, but the midpoint is about $325,000 for 1400 sq ft.  The tax rates are a much higher at 3.13% before the homestead and senior exemptions.
  • HOA dues are collected annually at about $2600/year.  The dues cover front yard care, an active social calendar, community grounds, and private use pool/clubhouse/fitness center.  
  • Pulte is the only builder in this neighborhood.  Construction started in 2023 to a bit of a false start - they were trying to inflate prices by waiting to announce what they would be, but when the community opened, the post-COVID real estate malaise had set in.  Pulte is still building.
  • One oddity of the neighborhood is that there are no traditional fences - they have open iron fencing on each lot and frequently, there is no normal fence between homes on the left and right sides.

Del Webb at Sweetgrass in Richmond

  • Located on the west side of 99 near 59, homes in Del Webb at Sweetgrass are the most affordable of the bunch. Prices range from $250,000-$600,000. The tax rates are attractive at 2.47% before the homestead and senior exemptions.
  • HOA dues are collected annually at about $2200/year.  The dues cover front yard care, an active social calendar, community grounds, and private use pool/clubhouse/fitness center.  
  • Pulte is the only builder in this neighborhood.  Construction started in 2011 and completed in 2020.
  • One oddity of the neighborhood is that there are no traditional fences - they have open iron fencing on each lot and frequently, there is no normal fence between homes on the left and right sides.

Heritage Cove at Towne Lake in Cypress

  • Located off of Greenhouse Road towards the south side of the community, the homes in Heritage Cove at Towne Lake are the most expensive of the bunch. Prices range from $335,000-$835,000. The tax rates are attractive at 2.44% before the homestead and senior exemptions.
  • HOA dues are about $300/month.  The dues cover front yard care, an active social calendar, privacy gates, community grounds, and private use pool/clubhouse/fitness center.  You also get the full use of all of Towne Lake's amenities with these dues.
  • There are several builders in this community, and the homes feel custom and elevated.  Construction started in 2007 and completed in 2024.

Del Webb at Bridgeland in Cypress

  • Bridgeland announced in February 2026 that they were going to start selling lots in their exclusive 55+ community at the end of 2026.
  • Similar to the other Del Webb communities, this only builder will be Pulte.  
  • Pricing hasn't been announced yet.
  • The community will be on the west side of 99 and rather far north. 
  • A 55+ community has been long awaited in Bridgeland - most people are very excited about this development!
